NEW CONSTRUCTION IN MYRTLE BEACH
I have worked in New Construction for over 13 years. Sold and closed over 600 homes. Designed, built and closed 3 of my own personal new construction homes as well.
If there is one thing you should hire me for, this would be it!
There is a lot to take in with New Construction. However, knowing the processes, the players in the game and the nuances of it all, it can actually be a very easy process. Along with that, there are many things to take advantage of that can benefit the consumer that you could miss out on without the proper representation.
There are a few categories that New Construction can be broken down in to, along with how they relate to the consumer and what the consumer's needs and wants are. On the construction side, I would say the three main categories are National/Local Builders, Semi-Custom and Custom. The main correlations in how they relate to the consumer are mainly timing, pricing and purpose. Below is a breakdown of each, and obviously I'm available for a call to help guide you through the process if you hire me.
First and foremost, the big one. National and Regional Builders. Some will call the Tract Homes or Cookie Cutter or numerous other titles. They want you to come in to their office, pick a home, move forward and close, but you have to know that they do not represent you. There are many reasons as to why you should hire a professional on your side. I won't dive in to that, but please call me and we can discuss that further. What you need to know for your purposes of identifying a property, simply put, there are a lot of choices and they all work completely differently. Some negotiate. Some don't. Some say they don't, but they do. It can all be very overwhelming. In regards to your main focuses (timing, pricing and purpose), that is where having someone who knows the builders, the systems and the neighborhoods comes in to play. Timing can be anywhere from immediate to 6-8 months out. Should you buy now? Can you buy now and save money even though you aren't moving yet? Is it a primary home? Secondary? Investment? These are all things that come in to play and how I can help maximize your buying potential.
Second category would be Semi-Custom. All the above comes in to play, but this scenario tends to me more local/regional builders that will allow a little more customization. Timing tends to take longer, but there are some scenarios that can be quick. Pricing will trend higher, but typically that is for a reason (location, features, community, etc.). Neither the above nor this category would require you to own your own piece of property first, however here you could fall into owning your own and not needing to go fully custom, rather using an existing floorplan and set of "standard features" to help streamline the process and keep the pricing down. A lot more goes in to buying one of these homes, but again I'd love to be here to help.
Lastly, a true custom home. Most certainly your most expensive, but also most likely a "forever" home. Where your purpose on the above might be an investment or short-term primary, this category tends to fall more in a second home that will become a primary or simply your primary home. Designing your home can be an amazing feeling, but at the same time, I promise it will probably be one of the more stressful tasks you or you and your significant other take on. My expertise in New Construction can really come in to play in not only making your Dream Home better, but making the process more fun and exciting along they way.
